My insurance company says my roof is too old. What should I do?

Get the roof inspected before you accept a replacement demand. Under Florida law, roofs 15 years or older must be allowed an inspection, and if it shows at least 5 years of useful life left, the insurer cannot refuse to write or renew solely because of roof age. Can an insurer drop me because my roof is under 15 years old?

No, not for roof age alone. Section 627.7011(5), Florida Statutes, says an insurer may not refuse to issue or renew a homeowners policy solely because the roof is less than 15 years old.

How is roof age figured for Florida insurance?

Roof age is counted from the last date 100 percent of the roof surface was built or replaced under the building code in effect at that time, according to section 627.7011(5)(d), Florida Statutes. Keep your roofing permit and final inspection records.

When does Citizens require a 4 point inspection?

Citizens Property Insurance requires a 4 point inspection for property owner, dwelling and mobile home applications on homes more than 20 years old. It covers the roof, electrical, plumbing and heating and cooling.

Who pulls the roofing permit in Apopka?
