When Is Roof Replacement the Right Choice?
A full roof replacement makes sense when repairs can no longer keep your home dry, when damage covers a large part of the roof, or when your insurance company will not renew a policy on an older roof.
Signs You May Need a Roof Replacement
-
Your Roof Is 15 Years or Older
Central Florida sun, heat and storms wear roofs out, and many insurers start asking questions once a roof reaches 15 years.
-
Cracked, Curled or Missing Shingles
Damaged or missing shingles let water reach the underlayment and the roof deck.
-
Leaks or Water Stains on Ceilings
Leaks showing up in more than one spot usually mean the roof is wearing out, not just one bad area.
-
Soft Spots or Sagging
A sagging roofline or soft decking can point to rot that calls for a full replacement.
-
Granules in the Gutters
Heavy granule loss leaves shingles bare to the Florida sun, and a worn roof can make your attic hotter.
We inspect your roof, show you photos and give you an honest recommendation, with no pressure.

Our Roof Replacement Process
Here is how a roof replacement with Home Pros works, step by step:
-
1. Free Roof Inspection
We inspect the roof and attic where we can reach it, and show you photos of what we find.
-
2. Written Estimate and Material Choice
You get a clear written estimate for shingle, metal or tile that spells out underlayment, flashing and any decking that may need replacing.
-
3. Permit and Code
We pull the permit from your city or county and build to the Florida Building Code, 8th Edition (2023).
-
4. Tear Off and Installation
Old roofing comes off down to the deck, damaged wood is replaced, and new underlayment, flashing and roofing go on.
-
5. Inspections, Cleanup and Paperwork
The building department inspects the work, we clean up and walk the job with you, and you get the documents your insurer may ask for.
Roof Replacement Permits and the Florida Building Code
Every roof replacement in Central Florida needs a building permit, and who issues it depends on where you live:
- Inside Orlando city limits, permits come from the City of Orlando Permitting Services.
- In unincorporated Orange County, they come from Orange County Building Safety.
- Seminole County and Lake County have their own county building departments, and cities such as Apopka, Winter Park, Sanford, Winter Garden and Ocoee issue their own permits.
Home Pros pulls the permit, schedules the inspections and builds your new roof to the current Florida Building Code, 8th Edition (2023), including its wind requirements for the roof covering, underlayment and flashing.
The 25 Percent Rule
Florida’s building code generally limits repairs to 25 percent of a roof section in any 12 month period. Past that point, the whole section has to be brought up to the current code. Roofs installed under the 2007 Florida Building Code or later are exempt from that limit, so only the damaged part needs to be fixed. We check which rule applies to your roof before we recommend a repair or a replacement.
Shingle, Metal or Tile: Choosing a Roof for Florida Heat and Storms
Central Florida roofs deal with strong sun, high heat and humidity most of the year, plus summer thunderstorms and hurricanes. UV and heat dry out shingles and sealants over time, so the material you choose and good attic ventilation both matter. We install three main roof types:
- Asphalt shingle: the most common choice for Central Florida homes, with the lowest upfront cost of the three. See asphalt shingle roofing.
- Metal: metal panels shed rain fast, stand up well to wind and reflect more of the sun’s heat. See metal roofing.
- Tile: concrete and clay tile suit many Florida home styles, but tile is heavy, so we confirm the roof framing can carry it. See tile roofs.
During your free inspection we look at your home, your budget, your HOA rules if you have them, and code wind requirements, then recommend the roof that fits.
Older Roofs and Florida Homeowners Insurance
Insurance is one of the biggest reasons Central Florida homeowners call us about a new roof. Under Florida law, an insurer cannot refuse to write or renew a homeowners policy based only on roof age when the roof is less than 15 years old. Once a roof is 15 years or older, the insurer can ask for a roof inspection, and a roof that the inspection shows has at least 5 years of useful life left cannot be refused on age alone.
If your insurer sends a non renewal notice or asks for a four point inspection or a wind mitigation inspection, ask your agent exactly which forms they need. As a licensed roofing contractor, Home Pros fills out insurance roof inspection forms, such as the Citizens roof inspection form, and gives you photos and written findings. If your roof is near the end of its life, we tell you plainly and give you a replacement estimate. See our guide to a roof inspection for insurance.
The state’s My Safe Florida Home program has offered free hurricane mitigation inspections and grants for qualifying upgrades to eligible homeowners when state funding is available. Check the program’s official website for current eligibility before you plan around it.
Hurricane Season and Timing Your Roof Replacement
Atlantic hurricane season runs June 1 through November 30, and afternoon thunderstorms are common all summer. Many homeowners plan a replacement before the season starts, but roofs are replaced in Florida all year. We plan tear off around the forecast and keep your home protected while the work is underway.
If a storm damages your roof before the new one goes on, call 407-766-4388. We are available 24/7, tarp the roof when it is safe, and then make a repair or move ahead with the replacement. See storm damage roof repair and roof leak repair.
How to Choose a Roof Replacement Contractor in Central Florida
- Check the license on the Florida DBPR license search. Home Pros holds CGC1527172 (Certified General Contractor) and CCC1332789 (Certified Roofing Contractor).
- Make sure the contractor pulls the permit and schedules the inspections.
- Get a written estimate that names the roofing material, underlayment and flashing, and explains how damaged decking will be handled.
- Choose a local company with a real address. Home Pros is at 1935 Rafton Rd in Apopka.
- Be careful with anyone who knocks after a storm and pushes you to sign right away or to sign over your insurance benefits.
Home Pros Roofing and Contracting was approved for The Good Contractors List only after passing their rigorous vetting process. Very few Florida contractors meet that standard, which is why you will find so few of them listed. Qualifying work is backed by the list's $25,000 third party workmanship guarantee, free to homeowners, so you can hire with confidence. View our Good Contractors List profile.

Roof Replacement FAQs for Orlando and Central Florida
How much does a roof replacement cost in Orlando and Central Florida?
It depends on the size and pitch of your roof, the material you choose (shingle, metal or tile), how much decking needs replacing, and permit requirements where you live. Home Pros gives you a free roof inspection and a clear written estimate before any work begins. Call 407-766-4388.
How do I know if I need a roof replacement instead of a repair?
Many leaks come from flashing, pipe boots or a small area of damaged shingles and can be repaired. Widespread wear, soft decking, leaks in more than one spot, or an insurer asking about an older roof usually point to replacement. We inspect the roof, show you photos and recommend replacement only when a repair will not last.
How long does a roof replacement take?
Most homes take a few days once work starts, depending on the size of the roof, the material and the weather. Permits, material orders and the final inspection add time before and after, and we give you a schedule up front.
Do I need a permit to replace my roof in Orlando or Central Florida?
Yes. Inside Orlando city limits, the permit comes from the City of Orlando Permitting Services. In unincorporated Orange County it comes from Orange County Building Safety, and Seminole County, Lake County and cities such as Apopka, Winter Park and Sanford issue their own. Home Pros pulls the permit and schedules the inspections for you.
What is the 25 percent roof repair rule in Florida?
Florida's building code generally limits repairs to 25 percent of a roof section in any 12 month period. Past that point, the whole section has to be brought up to the current code. Roofs installed under the 2007 Florida Building Code or later are exempt, so only the damaged part needs to be fixed. We check which rule applies to your roof.
My roof is over 15 years old. Will my insurance company drop me?
Not on age alone if the roof is in good shape. Under Florida law, an insurer cannot refuse to write or renew a policy based only on roof age when the roof is less than 15 years old. For older roofs, the insurer can ask for an inspection, and a roof with at least 5 years of useful life left cannot be refused on age alone. As a licensed roofing contractor, Home Pros fills out insurance roof inspection forms, such as the Citizens roof inspection form.
What is the difference between a four point inspection and a wind mitigation inspection?
A four point inspection looks at the roof, electrical, plumbing and heating and cooling systems, and insurers often ask for one on older homes. A wind mitigation inspection records features such as the roof covering, how the roof deck is attached and how the roof is tied to the walls, which can qualify you for wind discounts. Ask your agent which forms your insurer needs. A new roof built to the current code helps on both.
Which roof is best for Florida heat and hurricanes: shingle, metal or tile?
All three work well in Central Florida when installed to the Florida Building Code. Asphalt shingle has the lowest upfront cost, metal sheds rain fast and reflects more of the sun's heat, and tile suits many Florida home styles but is heavy, so the framing must be checked. We help you weigh budget, home style, HOA rules and wind requirements.
When is the best time to replace a roof in Central Florida?
Many homeowners plan a replacement before hurricane season, which runs June 1 through November 30. Roofs are replaced in Florida all year, and we plan tear off around the forecast to keep your home protected while the work is underway.
Can you help if my roof is damaged before the replacement starts?
Yes. Home Pros is available 24/7. Call 407-766-4388 and we will help you limit water damage, put a temporary tarp on the roof when it is safe, and then make a repair or move ahead with the replacement.
How do I choose the right roof replacement contractor?
Check the license on the Florida DBPR license search, make sure the contractor pulls the permit, get a detailed written estimate, and pick a local company with a real address. Home Pros holds Florida licenses CGC1527172 and CCC1332789, is based at 1935 Rafton Rd in Apopka, and is a member of The Good Contractors List, an exclusive network that accepts contractors only after a rigorous vetting process.
