Errol Estate is one of Apopka's oldest planned golf communities, a hilly, tree covered neighborhood in northwest Apopka (ZIP 32712) built around Errol Parkway, Lake Alden and Lake Frances, north of U.S. 441 and west of Wekiwa Springs State Park. Home Pros Roofing and Contracting is a licensed Apopka roofer with our shop at 1935 Rafton Rd, a few miles south of Errol Parkway. Call 407-766-4388, 24/7.
This page covers what is different about roofs in Errol Estate: the age of the homes, the big trees, the HOA layers, who issues the permit, and what insurers ask for on older roofs.
A quick history of Errol Estate
The land was once part of Errol Farms, the citrus and cattle estate of department store magnate John T. Pirie, who built a three story mansion on the hill above Lake Alden in 1886. Development of today's Errol Estate began in 1970, when the Lake Alden Corporation laid out a 27 hole golf community designed by Joe Lee, with the Lake, Grove and Highland nines. The Pirie mansion became the Errol clubhouse in 1973, and the Winonah Cottage on Errol Parkway is the last remaining structure from the original estate.
The golf course closed in 2018 and the clubhouse was later torn down. In July 2025 the former course, close to 380 acres, was sold to Driven Apopka LLC. Whatever comes next for that land, the homes around it keep aging, and the roofs on them are what we are here to help with.
What kinds of homes and roofs are in Errol Estate?
Errol Estate was built in stages over more than three decades, so you will find very different roofs on neighboring streets:
- Errol Club Villas, built 1972 to 1974 on the old Pirie gardens, were designed with steep shake shingle roofs over vaulted ceilings.
- En Courte Green townhouses date from 1975 to 1983, Greenbrook Villas from 1987 to 2006, and the Coach Homes at Errol from the 1990s.
- Single family homes along Errol Parkway, Lake Alden Drive, Lake Francis Drive and courts such as Chebon Court and Skye Court range from 1970s and 1980s brick homes to much newer houses.
- Parkside at Errol Estates, a 425 home section established in 2001, and Overlook at Parkside (2006 to 2007) are the newest parts.
Many homes here have already had their original roof replaced, some more than once. Most single family roofs are architectural shingle, with some tile and metal on newer or upgraded homes. On the older homes, the trouble spots are usually flashing at chimneys, skylights and room additions, and the joint where a lanai or porch roof ties into the main roof.
How do the oaks and lakes in Errol Estate affect your roof?
The mature oaks and pines that make Errol so pretty are also hard on roofs. Overhanging limbs scrape shingles and can come down in summer storms, leaves and needles pack into valleys and gutters and hold water against the roof, and heavy shade keeps shingles damp longer, which feeds the dark algae streaks you see on many older roofs. Homes that sit open along the lakes or the old fairways take more direct wind than homes tucked among the trees.
A simple routine helps: keep limbs trimmed back from the roof, clear valleys and gutters after leaf drop and after big storms, and have the roof checked once a year. If you see granules piling up at the downspouts or a stain on a ceiling, call us before it turns into decking damage.
Who issues roof permits in Errol Estate?
Errol Estate is inside the City of Apopka, so a reroof there is permitted through the City of Apopka Building Safety Department, using the city's OpenGov permit portal, not Orange County. Some nearby streets with an Apopka mailing address are in unincorporated Orange County, where the Orange County Division of Building Safety issues the permit, so we confirm the jurisdiction for every address before we pull the permit. Home Pros pulls the permit and schedules the inspections for every replacement we contract.
Reroofs are built to the current Florida Building Code, 8th Edition (2023). Florida's long standing 25 percent rule can require a whole roof section to be brought up to current code when more than 25 percent of it is repaired or replaced within 12 months. Since 2022, Florida law exempts roofs that were built or replaced under the 2007 Florida Building Code or later, which took effect on March 1, 2009. Many Errol roofs were last replaced before 2009, so this matters when you are deciding between a repair and a new roof.
Does your HOA need to approve a new roof?
Usually, yes. The master association, Errol Estate Property Owners' Association, Inc., dates to 1975, and many sections such as the villas, townhouses and Parkside have their own associations and architectural rules. In some villa and condo sections the association, not the owner, may be responsible for the roof, so read your declaration or call your management company before you sign anything.
When you need approval, we give you the shingle or tile manufacturer, product line, color name and specs to submit with your request, and we wait for the approval before we schedule the job.
Insurance roof inspections for older Errol homes
Most homes in Errol Estate are more than 20 years old, so insurance questions about the roof come up often here. Citizens Property Insurance requires a 4 point inspection on homes more than 20 years old, and for shingle roofs older than 25 years it asks for documentation that the roof has at least 5 years of useful life left. Under Florida law, an insurer cannot refuse to write or renew a homeowners policy solely because the roof is less than 15 years old.
As a licensed Florida roofing contractor, Home Pros fills out insurance roof inspection forms, including Citizens' roof inspection form, when your insurer allows a roofing contractor to sign it. If the roof needs work first, we tell you plainly and make the repair. Learn more on our roof inspection for insurance page.

Errol Estate Roofing FAQs
Is Errol Estate inside Apopka city limits for roof permits?
Yes. Errol Estate is inside the City of Apopka, so roof permits there come from the City of Apopka Building Safety Department through its OpenGov portal. A few nearby streets with Apopka mailing addresses are in unincorporated Orange County, so Home Pros confirms the jurisdiction for each address and pulls the right permit.
Does my Errol Estate HOA have to approve a new roof?
Usually, yes. Errol Estate has a master property owners association plus separate associations for sections such as the villas, townhouses and Parkside, each with its own rules. In some villa and condo sections the association may handle the roof. We give you the product, color and specs to submit and wait for approval before we start.
How old are the roofs in Errol Estate?
Homes in Errol Estate were built from the early 1970s into the 2000s, so many have already had their original roof replaced, some more than once. Roof age is counted from the last full replacement, so keep your permit records. A free inspection tells you how much life your roof has left.
Can Home Pros fill out the Citizens roof inspection form for my Errol home?
Yes. As a licensed Florida roofing contractor, Home Pros fills out insurance roof inspection forms, including Citizens' roof inspection form, when your insurer allows a roofing contractor to sign it. If the roof needs a repair first, we tell you and make the fix.
Do the big oaks in Errol Estate shorten the life of a roof?
They can. Overhanging limbs scrape shingles and fall in storms, leaves clog valleys and gutters, and shade keeps the roof damp, which feeds algae. Trimming limbs back, clearing debris and a yearly roof check help a roof last.
Can I repair part of my roof, or does Florida make me replace it?
It depends on when the roof was last replaced. Florida's 25 percent rule can require a whole roof section to meet current code when more than 25 percent is repaired in 12 months, but roofs built or replaced under the 2007 Florida Building Code or later are exempt. We check your permit history and tell you which applies.
Who can fix a roof leak in Errol Estate at night or on a weekend?
Home Pros Roofing and Contracting answers 24/7. Our shop at 1935 Rafton Rd in Apopka is a few miles from Errol Parkway. Call 407-766-4388, and when it is safe we tarp the roof first, then make a permanent repair.
